What Is a CP12 Gas Safety Certificate?
A CP12 (or Gas Safety Record) is an official document issued after a Gas Safe registered engineer inspects all gas appliances and flues at a rented property. Under the Gas Safety (Installation and Use) Regulations 1998, landlords must:
Have a gas safety check carried out every 12 months
Keep a record of each inspection for at least 2 years
Provide a copy to existing tenants within 28 days of the check
Give a copy to new tenants before they move in
